Nikolay Golubev Joins Strategic Value Partners as Managing Director on Real Estate Team

London, August 22, 2025 — Strategic Value Partners, LLC and its affiliates (together, “SVP”), a global alternative investment firm with $22 billion of assets under management, today announced that Nikolay Golubev has joined SVP in the firm’s London office to co-lead its European Real Estate efforts alongside Anders Hemmingsen.

Mr. Golubev joins SVP from Bain Capital, where he served as a Partner on the Special Situations team, and focused on real estate special situations, distressed and non-performing debt, as well as capital solutions. Prior to Bain Capital, Mr. Golubev held roles at Apollo and Merrill Lynch, where he began his career in the firm’s real estate principal investment team in Frankfurt.

“We’re excited to welcome Nikolay to SVP,” said Mike Ungari, Global Head of Real Estate at SVP. “He brings a deep track record in European real estate and a sharp investment skillset honed across market cycles. His experience navigating complex capital structures and special situations make him highly suited to help us scale our presence in Europe and uncover value opportunities in today’s dislocated markets.”

With an extensive real estate portfolio built over the past two decades across U.S. and European markets, SVP has established itself as a seasoned real estate investor. In January 2025, SVP completed the acquisition of Blanchardstown Centre, a prime retail and leisure destination in Dublin, Ireland that attracts approximately 17 million visitors annually. With SVP’s support, the site is poised to continue serving as a premier retail hub for Dublin and beyond. In April 2025, SVP managed funds acquired Senator House, a Grade A listed office building spanning approximately 150,000 square feet near St Paul’s in the City of London.

SVP’s London-based team is well positioned to leverage the firm’s differentiated sourcing, investing and operating expertise in the sector as it continues to expand its presence in Europe. Since its founding in 2001, the firm has invested more than $20 billion of capital in the region.
